Access statement for Ashbank bed and breakfast. Introduction Ashbank is located in the cumbrian town of penrith and offers two guest rooms are on the ground floor and are en-suite. Pre-Arrival Guests can contact us by telephone,text,email or letter. ashbank has a website ( www.ashbankpenrith.co.uk) Penrith railway station is approximately one mile away this is on the Glasgow to London route and we are happy to collect guests from the station and return them there after there stay Ashbank is quarter of a mile from junction 40 of the m6 and one mile from the a66. Arrival and parking There is ample parking for two guest cars on a concret drive. We are happy to assist guests with there luggage,bicycles can be stored in the garden shed. Main entrance and reception Access to the property is gained along an 18 meter gravel path off drive which is 84 cm wide around the back of the property this well lit at night by motion sensor. There are 3 steps each step is 24 cm deep in to the entrance the door is 76 cm wide and opens outwards there is a 10 cm step into the breakfast room . Welcome area Guests are welcomed in the breakfast room were they are asked to register , the floor is ceramic tiles and the lighting comprises of one wall light and one table lamp the room has plenty of natural light and seating is available. Breakfast room The breakfast room is on the ground floor the floor is ceramic tiled, there are two dining tables both suitable for two guests . it has large windows allowing plenty of natural light supplemented by a wall light and one table light . Bedrooms All rooms are on the ground floor, garden view and lowther view are accessed directly from the breakfast room. Eden is accessed through the front door, there is a 13cm step. The lowther room has one 18cm step in to the room, the door is 78cm wide the room is fully carpeted and all the furniture is free standing , the bed is king sized (5feet) . There is one window and a window in the door both looking into the garden , lighting comprises of one ceiling light and two bed side lamps.the is a small loby off the bed room with a walled mounted clothes rail and it has one celing light. The bathroom has a bath with shower over and the toilet and basin are wall mounted the floor is vinyl and lighting comprises of a roof mounted light. The garden view suite has a 4cm step into its sitting room the door is 83cm wide ,the room is fully carpeted all furniture is free standing ,lighting comprises of a roof mounted light and a standard lamp the room has lots of natural light .the bedroom is fully carpeted and all furniture is free standing ,the bed is a double (4’.6”)wide .there is a walled mounted basin with six lights in it . lighting comprises of a roof mounted light and two bed side lamps and one window giving natural light. The compact shower room has a wall mounted toilet and a shower cubical which has a 25cm step in to it ,light comprises of a ceiling light . The Eden, the door is 83cm wide the room is fully carpeted all furniture is free standing the bed is a double (4’.6”) wide. lighting comprises of a roof mounted light and two side lamps and two windows giving natural light. The compact shower room has a wall mounted toilet and a wall mounted basin and a shower cubical, light comprises of a ceiling light. Gardens The gardens are large and can be accessed from the breakfast room down three 24cm steps there is a hand rail to the left hand side. There is a 8cm step onto a lawn which has a patio with garden furniture, down two 13cm steps there is a gravel path which has a slit slope which leads to the orchard. Additional information We are a no smoking building (smoking is allowed in the garden). We do not accept pets. FIRE RISK ASSESSMENT 1 people at risk a. The owners and their family b. Paying guests, including children. guests may have restricted modality, mobility limitations are discussed before reservation and opportunities for reasonable adjustment explored. 2 Fire risk. A . combustibles/flammables. 1.the fabric of the building is brick, negligible combustibility. 2.the roof supports are timber. 3.the stairway is timber. 4.curtains in all rooms except bathrooms and kitchen. 5.kitchen fittings are wood. 6.the bedroom fittings are wood with some chip-board . 7.mattreses are fire retardant. 8.the bathroom fittings are ceramic(toilet and wash-basin) grp (bath). 9.carpeting in all areas except bathrooms, kitchen and breakfast room is short-pile, believed to be fire retardant. 10.all furniture is wood, chipboard or leather. 11.upholstery is fire retardant. 12.standard size aerosols(hydrocarbon propellants)are used when cleaning and are stored away from direct sunlight. 13.agents containing flammable solvents needed occasionally eg.for maintence. B. ignition sources. 1.electrical installation. 2.combi boiler is mains gas. 3.portable electric appliances in all rooms. 4.oven, portable cooking appliances i.e. microwave oven, toaster, George Forman grill. Control measures 3. 1.the electrical installation is understood to be to British standard. 2.the cooker and related equipment are to a good standard and inspected/maintained each week. 3.portable electrical appliances are checked annually for earth continuity, earth leakage and visual inspection. 4.the gas combi boiler is checked annually by a corgi registered inspector. 5.agents containing flammable solvents e.g., for maintenance are removed from the house after use. 6.there is a fire blanket and a fire extinguisher in the kitchen and a fire extinguisher in the breakfast room. 7.there is a smoke detector in each guest room, one in the hall on the ground floor and one the first floor which are tested each week by the owner. 8.a fire escape plan is written and left prominently visible for guests attention on arrival. 9.the risk assessment is scheduled for annual review. 1 statement of residual risk it is the owners assessment that. . all combustible and flammable materials have been identified. . all ignition sources have been identified. . satisfactory control measures are implanted and maintained. . whilst structural integrity would eventually be compromised in the event of prolonged fire, control measures escape routes and warnings are such that the risk of personal safety are minimal. . for these reasons and subject to up-keep of the control measures, the residual risk is deemed to be acceptable.
